We are explicit about this because the industry generally is not. AMCs cover labour for scheduled servicing and inspection, and priority attendance for faults. They do not cover the cost of replacement parts, refrigerant, major component failure or system replacement — those are quoted separately, at your discounted rate, with your approval before any work.
We survey the property first. An AMC priced without seeing the systems is a guess, and guesses get corrected later at the client's expense. The survey establishes the unit count, system types and current condition, and we price from that.
